If its without a condition then its a rare one of a kind item..worth prolly over 1M
If it's with a condition then it's about 2-3k. Same thing for the health mod.

lol nihil that WUD be one of a kind ^^
+7 against physical or elemental is probably around 1-2K
+29hp for axe would go for at least 10K,however as i dont use axes i cannot give u a more accurate price

For the Sword Mod I would say 1k, 2k if you are lucky. For the Axe Mod I would think 4-5k, only becuase most people only really want +30hp istead of +29hp.
